The one-paragraph version
Cocoa Notes is a note-taking app for macOS built around a single idea: a highlighter should mean something. Instead of one yellow, you define pens called Formulas, Terminology or On the Exam, and every mark you make while reading gathers into a list under that name. Those same marks become flashcards, recall sessions, quizzes and exams with no card authoring at all. Notes are stored as plain Markdown files in a folder you choose, with no account and no server.

What is actually different about it
Three claims, in the order they matter.
Highlights become study material. This is the part no competitor does. In every other notes app, highlighting produces a colour and nothing happens next. Here a pen carries a name and a setting, so marking a term while reading is also the act of making a flashcard. The gap between "I highlighted it" and "I have studied it" is where most students lose their time, and closing that gap is the whole product.
Notes are files. Plain Markdown in a normal folder. The highlights are stored as ordinary HTML tags inside the text, so they survive in any other editor. This is the same promise Obsidian makes, and Cocoa Notes does not claim to have invented it.
It renders pages, not a scroll. Ruled, squared, dotted or blank paper, page numbers, dog-ears, thumbnails. Printing matches the screen. As far as we can tell no other note app markets itself on pagination, though that is an absence of evidence rather than a verified first.
What it deliberately does not do
Worth stating, because it saves you asking.
No handwriting and no Apple Pencil. No iPad or iPhone version today, though one is planned with no date. No collaboration or shared editing. No sync service of its own, only iCloud Drive between your own Macs. No AI inside the app: the AI feature is a set of prompts you copy into an assistant of your own choosing, and the app sends nothing anywhere.
